Get a HIP that will be yours to take where you please...
As from August 2007 HIPS were introduced to England & Wales for 4 bedroom properties, in September 2007 3 bedroom properties were added then finally from 14th December 2007 all properties put on the market to be sold must have a HIP in England and Wales.
The following compulsory documents must be included in a Home Information Pack:
- Home Information Pack Index
- Energy Performance Certificate
- Sale statement
- Standard searches
- Evidence of title
- Additional information for leasehold and commonhold sales, where appropriate.
You can also include other documents such as a Home Condition Report, an environmental or flood risk search and other information that would be of interest to a potential buyer as defined in the regulations.
It is the seller of the property that is required to obtain the HIP and you are not allowed to put your property on the market until you have ordered your HIP. You do not need to arrange the HIP through the estate agent selling your home and if you do this could tie you to using them and not give you the freedom to move agent if the service they give turns out to be poor.
